Architectural Committee

How do we keep our community looking so nice? The Architectural Committee helps keep us all in good shape.

Our goal is to insure that our community is one we can all be proud of. A well-maintained community will improve our property values and provide us all with a pleasant place to live. To accomplish this goal, we need everyone’s involvement. Most of the architectural improvements as required by the CC&Rs are fairly obvious: so, if the external area of your home needs cleaning, repairing, painting or cleaning out, please complete that work in a timely manner. 

 

The architectural committee does quarterly walk-throughs as a visual inspection of the external portion of individual townhouses. These walk-throughs will be done from common areas do not include entering private properties. Interiors of patios will not be inspected, but items readily visible from common property will be included. Examples are cracked or unpainted walls, wooden sun shades in need of repair, paint in poor condition or missing, dead trees and missing trim tiles.

 

Things we’re specifically inspecting:

  • Exterior condition of Walls and Roof

  • Whether the townhome needs paint or washing/cleaning of exterior walls

  • Condition of cement

  • Noticeable cracks in exterior walls

  • Missing trim tiles

  • Trim tile a mis-matched color

  • Overall condition of wood trim and sun shades​

  • Carports

    • Must be neat and clean

    • All storage must be in closed storage cabinets or inside main patio

    • Garage doors must be approved by the board

 

Areas outside patio walls are common areas and can not be used for personal storage. Paver or brick walkways (installed by owner) and mail boxes are the homeowner’s responsibility to maintain.

 

Things to consider when painting:

  • When making paint touch-ups, you may have to repaint a larger area or section to achieve matching results.

  • We have approved paint colors for use throughout the community and they can be obtained with a discount from Dunn-Edwards at 4039 N. Oracle Rd.

    • ​W-704-63 Travertine for stucco and block

    • W-704-25 Briar for woodwork

    • Black for Wrought Iron

    • Be sure to tell them you are from Pueblo Villas 1&2 to receive a discount.

If you get a notice that you cannot comply with or have any questions, please contact Copper Rose Management. Problems can be resolved if we work on them together.
